OVERVIEW

We participate in the project creation process as the Architect of Record  
process from per-design to post construction follow-up.

Per-design Service:

We assist the real estate property Owner or an entity that has site control to
crystallize or formulate an "Architectural  Program", a document that
expresses the Owners needs and desires in spatial requirements and spatial
relationships.  Architectural Programs can be as detailed as shelf space
specific to any room and communications links room by room, security status
and finish classification. or basic` room volume (square footage and ceiling
heights)   Often minimal  Architectural Programs are needed  to select the
building site for suitability.

Zoning & Planning.

Many of our projects require the processing of the Application for Zoning and
local and/or Regional Planning Commission Approval. We typically assist the
Owner's Attorney to present and argue the Owner's Proposal.

Design and Document Service

Upon the determination of a sufficiently developed Architectural Program, we
will proceed in three or four electable phases, Schematic Design Phase,
Design Development Phase, Construction Documents Phase and the
Construction Contract Administration Phase of Service.

MOTIVATIONAL PACKAGES

Additionally, because many of our projects require creative fund raising and
financing, we develop MOTIVATIONAL PACKAGES.  Our packages are designed
to stimulate support and excitement in the Project. Motivational Packages
include 3D computer modeling of a design solution with multiple views showing
the project as if you were standing in the space to b built. As part of this
computer model, we generate computerized movie of a walk through of the
project. Finally, we include a high resolution color Rendering of a view of the
Project selected from proofs by the Owner.

Design Phases

Dependant on the complexity of the project we may conduct design study in
one or two phases. In larger and more complex projects we will first enter a
formal process, the Schematic Design Phase. During this phase we conduct
massing studies, bulk planning analyses, multiple site studies, code analyses,
utility analyses, adjacency studies, circulation studies (people, vehicular,
industrial product, etc.) 3D exterior massing studies and a preliminary estimate
of cost for project budgeting.  During the next phase - Design Development
based on the Owner's approval of a recommended Project Schematic Design
and the Project Budget, we develop the approved design to resolve all design
issues in detail. At the completion of this phase the entire project including,
exterior design, floor plan layout, structural system, heating/ventilating/air
conditioning, plumbing and electrical systems are finalized!

Documentation

Based on approved Design Development Phase Documents we proceed to the
preparation of Contract Documents -Drawing fully detailing  all aspects of the
within the sixteen standard divisions of classifications of Work from General
Construction to , Technical Specifications, the construction Contract between
the Owner and the General Construction Contractor or Construction Manager.

All of the before mentioned services are more specifically described in the AIA
Architect's Agreements published by the American Institute of Architects.

Contracts

We subscribe to a complete integrated system of legal contract documents
published by the AIA which include legal agreements between all parties of the
construction team; Architect, Construction Contractor, Design Engineers, Soils
Engineer, Landscape Architects, Civil Engineers, etc.



















When AIA Contract Documents are in force, everyone's interests are in
balance. Based on the widely-accepted Microsoft® Word platform, the new and
entirely redesigned AIA Contract Documents software (for Windows OS) lets
you create, share, and manage documents with ease.

Even the popular AIA Contract Administration and Project Management Forms,
the G Forms, can be completed in Word, making it easy for the project team to
collaborate at the construction site or wherever they’re located. Given the
complexity of today’s design and construction projects, shouldn't’t you be
using the best contract document tool available?

Construction Contract Administration

Typically, we perform as the Owner' Representative to administer the Standard
Form of Agreement Between the Owner and the Construction Contractor
utilizing AIA Standard forms of Agreement and General Conditions. Our
services during this phase is to monitor and inspect the construction
contractors performance during construction activities. This includes
managing bi-weekly Job Meetings and reporting on progress, reviewing and
approval of Payment Applications.
